Half the calls we take at 2am could safely wait until 8am, and the other half needed the water off five minutes ago. Here is how to tell which one you have.

Shut it off
Water still moving means damage still spreading. Do this first, before you look for a phone.
- 01Find the main: garage wall, basement front wall, or a meter box at the kerb on the street side.
- 02Round handwheel turns clockwise until it stops — usually six or seven full turns, not one.
- 03Lever handle turns a quarter turn only, until it sits across the pipe rather than along it.
- 04Open the lowest faucet in the house to drain the standing pressure out of the risers.
- 05If the valve is seized, do not force it. Shut the fixture stop under the sink or toilet instead and tell us on the call.

Why we killed the clock
Hourly billing pays a plumber to work slowly and pays you to watch him do it. We would rather be judged on whether the leak stopped.
Our technicians are paid the same whether a job runs ninety minutes or four hours, so nobody has a reason to stretch it. You get the number before the work, the number does not move unless the scope does, and the scope only moves with your signature on it.

A map tells you we exist. A response band tells you when somebody will be at the door, which is the only thing worth knowing while a ceiling is dripping. There is no travel surcharge anywhere on this diagram, and if you are outside it we say so on the call.

- 01Will you quote before starting work?
- Yes. The flat-rate price is written down and handed to you before any tool comes out of the van. It does not change unless the scope does, and scope changes need your signature — not a phone call from a technician who is already halfway into the wall.
- 02Are you actually licensed and insured?
- License number is printed on every invoice and sits in the footer of this site. Certificates of general liability and workers' comp go out by email on request, before work begins rather than after something goes wrong.
- 03Do you charge extra for nights and weekends?
- There is an after-hours dispatch fee and you hear the number on the call, before we send anybody. It is never added to the invoice afterwards, and it is waived entirely if the repair turns out to be covered under our own workmanship warranty.
- 04How fast can you really get here at 2am?
- Two vans stay staffed overnight. Inside the 45-minute band that is a genuine 45 minutes most nights; if the on-call van is already on a job, dispatch tells you the honest number instead of the number you want to hear.
- 05Do you pull permits for a water heater?
- Always, and the permit fee is already inside the flat price. An unpermitted heater is the single most common thing that blows up a home sale inspection three years later, so it is not a corner worth cutting to save you ninety dollars.
- 06What if you open a wall and find worse damage?
- Work stops and you get a photo, a revised flat price and the option to say no. You are only committed to the original scope. If you decline the extra work we make the area safe, cap the line and charge the original number.

Six things that limit the damage.
None of this needs a tool and all of it saves money. Work down the list while the van is en route — most of the difference between a $400 repair and a $4,000 restoration job happens in the twenty minutes before anybody gets there.
- 01Shut the water offMain valve first, then the fixture stop if the main is seized. Full instructions and a diagram are in the triage panel above.
- 02Kill power to wet roomsIf water is anywhere near outlets, a panel or a water heater, throw the breaker for that circuit before you wade in.
- 03Open a low faucetA basement or ground-floor tap drains the standing pressure out of the risers so the leak slows while you wait.
- 04Photograph everythingWide shot, then close. Insurance wants the before, and a photo of the fitting lets us load the right part on the van.
- 05Move what you can liftRugs, boxes, anything on a wooden floor. Standing water wicks upward into subfloor faster than most people expect.
- 06Leave the access clearPath to the meter, the heater and the crawl hatch. Every minute we spend shifting storage is a minute we are not fixing the leak.
